Water Testing

(Average fee: $95 - $150)

A water test is recommended for anyone buying a home having a private well. While the water from the private well may be safe, the only way to know for certain is by testing the water.

Generally water supplied by a public municipality is tested to ensure it meets EPA standards and is safe to drink, posing no health risk.

Conventional loans generally require that a Coliform Bacteria test be performed, though a buyer may option for additional water testing such as the pH, Lead, Iron, and others.

The VA and FHA generally require tests for Coliform Bacteria, Nitrates, Nitrites, and contaminants of local concern (i.e. pH, Hardness, Lead, Copper, Iron, etc.).

In addition the FHA requires testing for the presence of lead in the water.
